How EMI is Calculated

An Equated Monthly Instalment (EMI) is the fixed monthly amount paid by a borrower to a lender to repay a debt. Each EMI payment is structured to cover both the interest accrued on the outstanding balance and a portion of the principal loan amount.

In standard retail lending (including home loans, auto loans, and personal loans), banks utilize the reducing balance method. In the initial tenure, the interest component accounts for a substantial proportion of the EMI. As payments are made, the principal balance shrinks, reducing the interest charges and accelerating principal reduction.

EMI = [P × r × (1 + r)ⁿ] ÷ [(1 + r)ⁿ − 1] Where:
P = Principal loan amount borrowed
r = Periodic monthly interest rate (Annual Interest Rate ÷ 12 ÷ 100)
n = Total number of monthly installments (Tenure in years × 12)
